Dent Repair

Unsightly dents don’t just hurt the curb appeal of your home. They also compromise the door’s integrity, reducing its lifespan and opening it to rust.

It’s best to repair this garage door issue before it becomes even more of a problem. Most residential steel doors are built from 24-gauge or 25-gauge steel, thin enough that a dent deep enough to crease the panel has often stretched the metal past the point where it will pull back flat.

A repair expert can right your dented door for around $100 to $300 in most cases. For the worst dents, you may need to replace the panel entirely.

On top of that, dented doors made of materials like composite or wood can’t be repaired quickly and may require replacement.

Spring Replacement

Lift cables are galvanized steel, and the zinc coating is what protects them from summer humidity.

They are replaced as a pair, so both sides of the door lift evenly.

Opener Repair

Your garage door opener is the mechanism that physically pulls your door up the track (with the help of the spring). Openers typically last 10 to 15 years. The federal opener rule covers every home opener made on or after January 1, 1993, and requires a second safety guard, usually a pair of photo eyes. An opener made before then has neither, so replacing it is the right call rather than repairing it.

Sizing matters when you replace rather than repair. HomeAdvisor says a 1/3 HP motor handles doors up to 150 pounds, and a 1 to 2 HP motor handles doors up to 400 pounds. A motor that is too small for the door works too hard and wears its gear out early.

Tracks and rollers hold the door in line as it moves. A bent track or failed roller means noise first, then a door off its track entirely.

Sensor Replacement

An important component to keep you and your family safe is the garage door sensor, which detects objects under the door as it’s lowered and reverses operation.

The federal rule says an opener must start reversing within 2 seconds of touching an obstruction, and its warning label asks you to test that every month.

Bracket Replacement

Brackets and hinges connect the panels and hold the door square under load. The bottom bracket is the one to leave alone. It sits under full spring tension whenever the door is down.

What Changes the Price in St. Charles County

Two things move a repair quote here that would not move it in a drier climate.

Freeze and thaw. St. Charles averages a January low of 22 degrees, and a Missouri winter cycles above and below freezing rather than staying cold. Water gets into the bottom seal, freezes the door to the slab overnight, and the opener strains against it the next morning. A seal is inexpensive. The bottom bracket and the opener gear it damages are not.

Summer humidity. July and August humidity is what ages cables, springs and hinges faster here than the manufacturer rating assumes. After a humid summer, check the cables and springs for surface rust.

Permits. Unincorporated St. Charles County requires a permit when more than three doors or windows are replaced, and the City of St. Charles requires one for any electrical rewiring. Each city in the county has its own rules, so check with yours. A repair quote that adds a permit fee should say why.

Opener Style

For instance, more basic models may be simple, chain-drive openers that open and shut the door with no bells and whistles. Nothing wrong with that.

An opener made before 1993 should be replaced whatever the fault, because it predates the federal safety guard rule.

When a Repair Is Not Worth Paying For

Not every door is worth another repair. HomeAdvisor puts the average repair at $265 and the average replacement door at $1,223, and doors last 15 to 30 years. A common rule of thumb is half: once a repair quote reaches about half the price of a new door fitted, and the door is past 15 years, replacing is usually the better spend, and you get a warranty with it.

What you can do yourself, with no special tools: change the remote battery, wipe the photo eyes clean, and tighten loose hinge bolts. Everything under spring tension is not a homeowner job, whatever the video says, and this guide is not for anyone planning to take a spring or a cable off themselves.
